The affordable housing lottery has launched for Tree of Life, a 12-story mixed-use building at 89-46 164th Street in Jamaica, Queens. Designed by GF55 Partners and developed by Bluestone Organization and The First Presbyterian Church of Jamaica, the 213,705-square-foot development is being built to Passive House standards. Available on NYC Housing Connect are 174 units for residents at 50 to 120 percent of the area median income, ranging in eligible income from $25,372 to $169,200.

Residential amenities include a gym, community room, bike storage, shared laundry rooms located on every residential floor, and an upper rooftop deck with sweeping views of the city. Units include dishwashers, air conditioning, energy-efficient appliances, and hardwood flooring. A garage with 64 enclosed parking spaces will have electric car charging stations. The First Presbyterian Church of Jamaica will operate a community facility component within the structure.

At 50 percent of the AMI, there is one studio with a $667 monthly rent for incomes ranging from $25,372 to $45,500; ten one-bedrooms with a $848 monthly rent for incomes ranging from $31,920 to $51,200; four two-bedrooms with a $1,027 monthly rent for incomes ranging from $38,949 to $61,400; and two three-bedrooms with a $1,179 monthly rent for incomes ranging from $45,086 to $70,500.

At 60 percent of the AMI, there are six studios with a $824 monthly rent for incomes ranging from $30,755 to $54,600; 29 one-bedrooms with a $1,043 monthly rent for incomes ranging from $38,606 to $61,440; 15 two-bedrooms with a $1,262 monthly rent for incomes ranging from $47,006 to $73,680; and 13 three-bedrooms with a $1,451 monthly rent for incomes ranging from $54,412 to $84,600.

At 90 percent of the AMI, there are four studios with a $1,184 monthly rent for incomes ranging from $43,098 to $81,900; 21 one-bedrooms with a $1,494 monthly rent for incomes ranging from $54,069 to $92,160; 11 two-bedrooms with a $1,802 monthly rent for incomes ranging from $65,520 to $110,520; and seven three-bedrooms with a $2,075 monthly rent for incomes ranging from $75,806 to $126,900.

At 120 percent of the AMI, there are three studios with a $1,293 monthly rent for incomes ranging from $46,835 to $109,200; 22 one-bedrooms with a $1,631 monthly rent for incomes ranging from $58,766 to $122,880; ten two-bedrooms with a $1,966 monthly rent for incomes ranging from $71,143 to $147,360; and eight three-bedrooms with a $2,264 monthly rent for incomes ranging from $82,286 to $169,200.
